We visit your property, walk room by room with you, discuss your timeline and budget, and take detailed photographs and measurements. There is absolutely no obligation and no charge for this initial consultation.
Within 3–5 business days you receive a comprehensive proposal: scope of work, three budget tiers (good / better / best), itemized pricing, mood boards, AI-rendered before/after mockups, and a complete project timeline.
We walk through the proposal together — virtually or in person — adjust scope based on your feedback, and refine until you're completely confident. This is a collaboration, not a presentation.
Once approved, we finalize the contract, lock in your project calendar, coordinate all vendors, and order materials. You receive a detailed schedule with key milestones.
Painting, hardware updates, minor renovations, landscaping improvements, and any repairs — completed efficiently, usually within 1–3 weeks depending on scope, with daily progress updates.
Our staging team incorporates your existing furniture first, supplements with our curated inventory only where needed, and styles every room with intentional detail — furniture placement, artwork, lighting, and finishing touches.
Professional DSLR photography, drone aerials if appropriate, and your custom property showcase website are all produced and delivered within 24–48 hours of the staging shoot.
We remain on call throughout your listing period for maintenance visits, adjustments based on showing feedback, and any styling tweaks that help generate offers.
Once you're under contract, we coordinate seamless removal of all supplemental staging pieces around your moving timeline. Your original furnishings — including any pieces we refreshed — remain yours.
If included in your package, we handle the deep clean, nail hole patching, paint touch-ups, and final repairs after your belongings are removed.
A final quality check ensures your home is settlement-ready — pristine for the buyer's final walkthrough and move-in day.
